Object & building structure
Represent properties, buildings, rooms, and usage units in a structured way – with individual attributes, contacts, and status per object.
The factory Facility Management Control Center brings properties, buildings, rooms, assets, documents, inspection obligations, deadlines, measures, and costs together in one central control interface. Every facility object becomes an active information and control object.
The control center is facility management software (CAFM) for administrators, owners, technical services, and corporates: inspections, maintenance, documents, deadlines, costs, and measures are managed on an object basis and monitored via the WatchDog. The FM Control Center is built on the factory Project Control Center ↗ and applies its control logic to facility management.
MPM = cross-object management of objects, measures, and programs · SPM = operational management of individual transactions · WatchDog = automatic deadline and due-date monitoring
Property, building, room, asset, or fire door – levels, attributes, and object categories are set up flexibly.
Inspection dates, follow-ups, expiry dates, and deficiency-remediation deadlines are automatically monitored and escalated.
Documents, deadlines, contacts, tasks, and approvals are available for every level and every object category.
Whether it's a property, building, room, asset, or fire door: the control center represents your facility structure flexibly. Levels, attributes, object categories, and responsibilities are set up via customizing.
Example structure: the property level, below it the individual buildings, and below those the associated rooms and units. Any object at any level can be assigned further object categories – such as fire doors belonging to a building.
In practice, operator liability mostly means making recurring services, responsibilities, and evidence plannable and documentable. Here's what that looks like at the object level:
| Attribute | Value | Status |
|---|---|---|
| Location / door number | Building B · 2nd floor · F2-07 | up to date |
| Installation year / manufacturer | 2019 · sample manufacturer | up to date |
| Last inspection | Aug 12, 2025 · no defects | passed |
| Inspection document | Inspection report 2025 (PDF) | filed |
| Next inspection date | Aug 12, 2026 · 30-day lead time | WatchDog active |
| Responsible inspector | Service provider TechCheck GmbH | assigned |
| Escalation on deadline breach | FM management · after 7 days | configured |
The system provides its basic functions generically: they are not hard-coded to a single object type, but work for every level and every additional object category. This means even very individual facility structures can be represented quickly.
Which task do you want to support digitally? These six areas fit particularly well with the factory control center logic – and are the proven starting point.
The control center connects the operational management of individual transactions (SPM) with the management view of the entire portfolio (MPM) – following the same control loop as the factory Project Control Center.
Beyond the six use cases, the control center can be extended step by step – click an expansion stage to see the task, an example, and the benefit:
A facility management control center is CAFM software that doesn't just store building information but actively manages it: it shows which objects need attention, which inspections are due, which measures are underway, which costs are arising, and which decisions need to be prepared. The factory FM Control Center is built on the factory Project Control Center and applies its control logic to properties, buildings, rooms, assets, and inspection objects.
Classic CAFM systems are often building registers: they document. The factory FM Control Center manages: the WatchDog automatically monitors deadlines and due dates, the Workflow Engine actively drives orders and approvals to the responsible person, and the management cockpit consolidates objects, measures, and costs into a decision-ready situational picture – from the individual transaction (SPM) to the portfolio (MPM).
In practice, operator liability means making recurring services, responsibilities, and evidence plannable and documentable. In the control center, every inspection obligation sits with a regular due date, a responsible person, an inspection document, and an escalation rule right on the object – for example, every fire door with its last inspection, inspection report, and next inspection date. The WatchDog gives timely notice before the deadline and checks whether required adjustments were made on time.
Generic means: basic functions such as document management, deadlines, contacts, tasks, status, follow-ups, approvals, and histories are not hard-coded to a single object type. They work for every level and every object category – for buildings just as much as for apartments, technical systems, fire doors, contracts, or maintenance measures. This means even very individual facility structures can be quickly represented through customizing.
For facility managers, owners, residential and property management companies, technical services, and management – anywhere properties, buildings, units, inspection obligations, maintenance, service providers, and costs need to be managed. It can be operated as SaaS or on-premise; via an FM portal, customers and tenants also get object-based access, for example to their monthly heating and cooling costs.
Vacancy management, leasing, maintenance, inspection obligations, fire-safety documentation, heating and cooling costs, service-provider management, or management reporting: the factory Facility Management Control Center starts wherever your current management need lies – and grows with your objects, processes, and responsibilities.
